Two Storey Side Extension and Remodel

EXISTING

The original 1950s house was extensively remodelled internally by Abodhi Architects to update the layout and decor from its dated design. Following this design success the client brief was to demolish the existing single garage and extend the property to the side to provide a double garage with 5th bedroom above.

PROPOSED FLOOR PLAN

The corner plot of the site offered Abodhi Architects both challenges and opportunities to design a clever and efficient layout. The under-utilised side garden offered potential engagement from the house and a third reception room was identified as desirable. This led to the introduction of the playroom at ground floor that intersects with the double garage and visually links the rear and side gardens through bi-fold doors. A large master bedroom with triple aspect and sloping ceilings creates an incredibly dynamic space with variation in natural light conditions and great connection to the views of the gardens.

PLANNING APPLICATION

Due to the site's location within a conservation area, Abodhi Architects engaged with the planners early through a pre-app process to establish a scale and mass for development. Following successful discussions and various revisions to the design, Abodhi Architects ensured that the planners had been actively involved in the design process and that the final solution was agreeable to all parties. The dropped ridge height and dormer detail helps to minimise the overall scale of the house and the overall composition was commended.

DESIGN FEATURES

The large master bedroom offers sloping ceilings into the roof void and ensures a dramatic room to the client's taste. The curved wall that encloses the ensuite ensures excellent layout flow but also creates a dynamic architectural feature in its own right. Rustic timber lintels soften the contemporary space and evoke a rural vernacular. Clever positioning of the windows makes the most of the changing daylight conditions and framed views of trees and the gardens. On the ground floor the angled playroom connects to a previously inaccessible side garden and the garage can be used as a workshop and still fit a car in. Clever positioning of a wood burning stove emphasises the contemporary vertical elements and a concealed projector with drop down electric blind ensures the cosy playroom can also be a media room at the push of a button.

COMPLETION

By putting a pitched roof on the existing single storey flat roof, and integrating a new oversized front door into the proposed porch, the extension is not perceived to be a later addition but integrated into the existing fabric of the house. The end result is a well composed house that not only looks better externally from the street but provides the clients with contemporary spaces to enjoy for years to come.

INTERIOR DESIGN

On the ground floor the angled playroom connects to a previously inaccessible side garden and a hard wearing wooden floor ensures that the flow from outside can be easily cleaned. The change in level of 2 steps allows for high ceilings but also helps to separate the 2 functions of the rooms without compromising the open plan flow of a 21st century home. Rustic timbers, placed above key windows, help to evoke a more traditional feel to the extension and contrast the crisp clean lines.
