Two Storey Side Extension and Remodel

The client brief in Bramham was to extend over the existing double garage with additional utility room at the rear to create a desirable master bedroom with associated ensuite. The existing stone detached property was already aesthetically balanced and the composition was to be carefully considered. The north facing views over rolling hills was a key design consideration during the process. The existing kitchen was also to be remodelled with improved connectivity to the dayroom.

PROPOSED

Relatively straight forward layout amendments facilitated a utility room on the ground floor and the building footprint increase to enable the maximum size of the bedroom above. Abodhi Architects recognised that the proposal's proximity to a neighbouring property (and subsequent concerns raised by the planning department of the negative impact of the development upon their view) was a potential problem but realised it as a design opportunity. The corner of the development was omitted at first floor to ensure the neighbours view was not impacted. This also allowed for a logical layout and position for the ensuite bathroom, ensuring all rooms were well proportioned.

PLANNING APPLICATION

The amended design was planning approved and the dropped ridge and eaves line ensured the scale and mass of the extension was not overwhelming and the overall composition well considered. Materials were specified to match the existing due to the traditional nature of the local vernacular.

DESIGN FEATURES

The master suite shape, expressed by the vaulted ceilings, ensured the bedroom had a real impact and the double aspect ensured fantastic views and lighting opportunities. The cut out of the corner of the development, as dictated by the planners, allowed for the inclusion of an oversized window to make the most of the views of the farmland to the north without the concerns of excessive solar gain.

COMPLETION

By carefully designing an extension that respects the original house with dropped ridge and eaves lines the overall composition is refined and balanced. Also by assisting through the build process allowed for an excellent match of materials and any minor design queries were resolved efficiently and effectively onsite. The end result is an extension in harmony with the original house.

INTERIOR DESIGN

Increased natural daylight through double aspect rooms and introduction of rooflights where possible, has created extremely dynamic spaces.These have been complemented with carefully positioned artificial lighting whilst soft furnishings and muted colours highlight the light and airy spaces created. Layout and flow of spaces have been fully resolved with excellent movement between the old and the new.
