Two Storey Rear Extension

EXISTING

This detached house in a northern suburb of Leeds required some modernisation and a new rear extension was envisaged to provide more adequate living space for a growing family. Abodhi Architects recognised the plot's potential and, by utilising permitted development rights, was able to design a rear extension that did not need to go through the planning process.

PROPOSED

A large open plan kitchen-diner and family snug was envisaged making the most of the southwestern aspect opening onto the garden. A fourth bedroom was created alongside a larger master bedroom and associated ensuite. By working with the existing elevations and site constraints the overall design was sensitive to the area.

EXISTING AND PROPOSED ELEVATIONS

An unchanged street elevation ensured that the proposals formed a sensitive addition to the rear of the property. The rear elevation was conceived to create a balanced composition around some french doors to the garden. Clever use of roof space and skylights creates interesting spaces and good diffusion of natural light.

DESIGN FEATURES

Intelligent use of existing spaces upstairs allowed for additional ensuite facilities from the new master bedroom. The clients brief for large open plan living opening onto the garden was fulfilled with efficient space-planning and costs.

COMPLETION

The client was assisted through the entire tender process thus ensuring the most appropriate contractor for the project. It was completed both to programme and budget. The finished product blends extremely well with the existing house due to careful selection of the stone used.

Kitchen 1

INTERIOR DESIGN

A large U-shaped kitchen, with island breakfast bar, forms the focal space for the family to enjoy this new open-plan living space. Wooden floor and worktop allow for a flexible and tasteful finish with easy cleaning and stylish interiors.
